A survey is a report on what was accessible on the day. That is a real and useful thing. It is not a certificate that your house is safe, because no such certificate honestly exists.
People ask for an inspection for four reasons: they are buying, they are selling, an insurer has asked, or something has started to worry them. All four want the same document — an honest account of the condition of the installation, with the problems ranked by what they actually expose you to.
What they usually get instead is either a two-line note saying everything is fine, or a list of twenty findings priced as one urgent package. Ours is a written report with the findings separated into what is dangerous now, what should be planned, and what is merely not how it would be done today — because those three are genuinely different and collapsing them is how fear gets sold.
What we look at
The service and the metering arrangement from the outside. The panel: make, condition, capacity, terminations, evidence of heat, double-tapping, breakers that do not match the conductors. The grounding electrode system and every bond. A sample of circuits, tested for polarity, continuity of the equipment grounding conductor, and correct ground-fault protection where required.
Then the fabric: visible wiring types and their condition, particularly old cloth-insulated and aluminium branch circuits; junctions in accessible boxes and, more importantly, evidence of ones that are not; the condition of devices and fittings; and smoke and carbon monoxide alarm provision. Bathrooms, kitchens, basements, garages and outdoor areas get particular attention because that is where the ground-fault requirements bite.
What we cannot do, stated plainly
We cannot see inside a finished wall. We cannot inspect a circuit behind a fitted kitchen without dismantling it. We cannot access a crawl space too small to enter, or a section of attic packed with insulation, or anything behind equipment we were not able to isolate. No instrument we own sees through plaster.
So the report has a section that names those areas specifically. That section is the part that makes the rest of it trustworthy: a report with no limitations listed is either a report on a building with no walls, or a report that is not telling you something.
Buying a house in Queens
If you are buying, get this done before you exchange rather than after. A general home inspector does a competent visual pass; what they do not do is test, and they will tell you so themselves. The difference matters most on exactly the things that cost money — the panel make, the presence of aluminium branch circuits or knob-and-tube, whether the grounding is real, and whether the service will carry what you intend to do to the place.

Can you certify my house as safe?
No, and nobody can. We can report on what was accessible on the day, and we will be specific about what was not. A contractor who offers to certify a building as safe is offering you a feeling rather than a finding, and the moment you need it to mean something is the moment it will not.
Is this the same as a home inspection?
No. A general home inspector covers the whole building visually and does not test the electrical installation — most say so in their own terms of engagement. This is a licensed electrician testing the parts that can be tested, and it is far more specific about the things that cost money.
What if you find something dangerous?
We tell you immediately rather than putting it in a report you read next week, and if it is dangerous enough to warrant it we will make it safe on the spot — usually by isolating a circuit — and explain what has to happen next.
